What is involved in a home inspection ?

 

An inspection is a visual, non-invasive, performance-based examination of all the systems and components of a house. This performance will be performed in accordance with the InterNachi Standards of Practice. Home inspectors are generalists, not specialists (much like your family doctor). We may on occasion recommend further investigation by a specialist in a particular field. While looking mostly for potential areas of concern, inspectors also highlight positive things about the home, such as quality materials or components used, build quality, energy efficiency, etc.

 

Before the inspection begins you will be asked to sign a Pre-Inspection Agreement which clearly documents the details and limitations of the inspection as well as the legal obligations and limitations of both parties to the inspection. This Pre-Inspection Agreement may be downloaded from this web site, and we encourage you to review it with your Realtor or attorney before the inspection.

 

When I arrive for the inspection, I’ll set up my laptop somewhere in the home or my vehicle and use this as my temporary “base office”. I perform the inspection in phases, entering my findings in the computer each time. I follow the same sequence at each home, which helps me be more efficient, thorough, and reduces the chance I may miss something.

 

The inspection will normally take up to 3 hours; larger homes can take much longer, townhouses or condos will take less. I do my best inspections and prepare the best report if I’m left alone during this time. However, this may be your next home; your are welcome to follow me on the inspection and get as much information and ask as many questions as you like. For those with busy schedules it works just as well to show up for the last half hour or so. I’ll go over my report explaining on any defect or maintenance issues I may have found. I’ll show you pictures of these issues to clarify them, and try to give you estimated costs to repair them. We’ll take one last tour of the home during which I’ll explain how to maintain and operate the different systems and components, while showing you the location of any defects, and answering any last questions. We’ll arrange payment (cash or cheque please) and leave the home just as we found it.
