The Home Inspection
A home inspection is a thorough and objective visual examination of the major systems and components of a house. Most of the inspection report will point out maintenance issues, life expectancies of components, and minor imperfections. These should have little if any impact on the sale of the home.
More importantly, we are also looking for safety or health hazards, major defects such as structural failure, minor defects that could lead to expensive repairs, or things that may interfere with financing, insuring, or legally occupying the home.
Just to be clear, there are no perfect houses.
Most Home inspectors will also emphasize the positive aspects of a home. This may help relieve unfounded worries the home buyer may have, and help to keep issues that are found in their proper perspective. The inspector will also show you how all of the systems work, and give you ideas on how to maintain your new home.
What we inspect
These specific elements will be examined:
- the structure of floors, walls, ceilings and roof, including the
foundation and
the framing, where visible
- the exterior, including grading around the building, gutters
and downspouts, attached
garages, decks, doors and
windows
- the roofing, flashings and chimney, and attic area
- the heating, cooling and ventilation systems
- the plumbing supply and drain, waste and vent systems
- the electrical system
- the interior, including walls, doors and windows, and
insulation
- fireplaces and solid fuel burning appliances
